Ocean Land Investments (OLI) was founded in the 1990s by Jean François Roy upon his move to South Florida from his native Canada. For more than 25 years, Jean Francois, along with his long time investment partner, OLI Principal Mark Issenman, and their team has focused on investing with a long-term approach in prime waterfront properties that could be redeveloped with neighborhood and community support. With a philosophy of building lasting relationships with property owners, neighbors and civic leaders, Ocean Land Investments has achieved an enviable record of success and an unsurpassed reputation for integrity, while remaining virtually debt free.

Ocean Land Investments has the financial strength and resources to continue to play a leading role in South Florida's dynamic oceanfront market. As specialists in this niche, we understand the needs of current property owners as well as the desires of buyers seeking to enjoy the regions unique oceanfront lifestyle.

Ocean Land Investments has three (3) key strategies for successful investment ventures and, depending upon market conditions, individual site dynamics and sellers circumstances, will typically employ one of them in the following fashion:
  • OLI will purchase oceanfront property which already has income generating capacity such as a hotel or resort component intact. OLI will redevelop the property, beginning with the entitlement process, while continuing to operate the business with a positive cash flow. This facilitates OLI’s long term approach to investing and allows us to develop the property for its highest and most profitable use.
  • With non-income generating oceanfront property, OLI will take a long term option to redevelop the site. This method allows OLI to navigate through the entitlement process without incurring large outlays of cash and/or debt. It also minimizes risk if market conditions should change.
  • OLI will, at times, offer the seller a long term option contract with a revenue sharing opportunity. This purchase method comes with a minimum guaranteed floor price and the potential for the seller to participate in additional long term revenue, depending upon market conditions and sales returns.

OLI’s competitive advantages are numerous and tangible:
  • A debt adverse strategy allows for long term oceanfront property investment decisions based upon sound market knowledge and experience.
  • Sophisticated knowledge of zoning and the entitlement process along the south east coast of Florida take much of the guesswork out of our investments.
  • OLI understands the southeast Florida oceanfront real estate marketplace through years of experience.
  • A keen awareness and familiarity of customer needs allows us to be precise as to potential redevelopment.
  • We have direct experience with the most prominent builders in South Florida.
  • OLI has developed strong banking relationships with multiple south Florida and regional institutions.
  • OLI’s active participation by its principals in each project and potential investment objectives ensures the most creative and knowledge based decisions will be made on a timely basis.

Through the ages, sailors have claimed to see enchanted creatures of the deep called mermaids. The creatures were probably manatee - gentle marine mammals that are attracted to Florida’s relatively warm coastal waters.
